From Real Estate Investment to Operating Hospitality Asset

Originally launched by Saratoga Capital in 2022 as the redevelopment of two late-19th-century buildings on Rua de Brito Capelo in Matosinhos’ historic Quadra Marítima district, Casa Linha has subsequently evolved into a differentiated hospitality concept combining serviced accommodation, design and food and beverage.
The project represents an important stage in Saratoga Capital’s broader strategy of identifying underutilised real estate, repositioning assets through development and design, and ultimately creating income-producing operating businesses around them.
Project Progression
The original Casa Linha investment comprised two historic buildings at 502 and 587 Rua de Brito Capelo.
The buildings were selected for their location, architectural character and proximity to the coast, while the surrounding Quadra Marítima district was undergoing significant urban regeneration.
Saratoga’s original investment thesis was based on the combination of a strong location, redevelopment potential and growing demand for accommodation in Matosinhos. The original project comprised 15 serviced apartments and two commercial units.
The current Casa Linha concept has developed considerably from that initial proposition.
The two buildings now form a single hospitality brand with a combined 15-room offering. Building 502 incorporates the initial Casa Linha accommodation together with Duna Café, while Building 587 is being brought forward as the second phase of the project.
This represents a transition from a property development project into an operating hospitality platform.
A Different Hospitality Model
Casa Linha deliberately sits between conventional hotel accommodation and traditional residential rental.
The current proposition describes the property as combining the independence and functionality of an apartment with the service characteristics of a boutique hotel.
The accommodation is designed around individual apartments rather than a conventional standardised hotel-room model, with each unit individually designed and equipped for stays ranging from several days to several weeks.
From an investment perspective, this creates a broader use proposition.
The property can serve short-stay visitors while also being suited to longer stays where guests value residential functionality.
This positioning is particularly relevant to Matosinhos, where the destination combines tourism, coastal living, proximity to Porto and an established local population.
Duna Café Adds an Operating Component
A significant development since the original investment announcement is the incorporation of Duna Café into Casa Linha.
Located within the property and open to both guests and the general public, Duna provides an additional commercial use alongside the accommodation operation.
This is strategically important because it changes the relationship between the property and its surrounding market.
Casa Linha is not dependent exclusively on accommodation demand.
The café creates a local-facing component that can generate activity throughout the day and establish the property as part of the neighbourhood rather than simply a place for visitors to stay.

The Second Phase
The second Casa Linha building represents the next stage of the investment.
Alaya Living currently states that Casa Linha will ultimately comprise 15 rooms across the two restored buildings, with five rooms in Building 502 and ten rooms in Building 587. The second building is scheduled to open later in 2026 and will include its own restaurant.
The phased development allows the project to establish its initial operating identity before completing the wider destination.
This approach also provides an opportunity to build operational experience, refine the customer proposition and develop the Casa Linha brand ahead of the full opening of the second building.
Matosinhos: An Investment Location
The underlying investment thesis remains closely connected to the location.
Casa Linha is situated in Matosinhos, immediately adjacent to Porto and within walking distance of the Atlantic coastline.
The current Casa Linha website highlights the property’s proximity to the beach, fish market, surf schools, restaurants and the wider coastal environment, while Porto’s city centre is accessible by metro.
This combination gives the asset exposure to several overlapping demand drivers.
Matosinhos functions as a destination in its own right, while also benefiting from its proximity to Porto.
For real estate investors, that distinction is important.
Casa Linha is not dependent upon the economics of a single isolated resort destination.
It sits within an established urban environment with direct connectivity to a major Portuguese city and international tourism market.
From Development Value to Operating Value
The investment thesis has therefore progressed through several stages.
The initial opportunity was based on acquiring and redeveloping historic properties in a location undergoing significant regeneration.
The subsequent development created a differentiated hospitality product.
The current phase is focused on operating and stabilising that asset.

This creates an important evolution in Saratoga Capital’s portfolio strategy.
Casa Linha is no longer an isolated hospitality development.
It forms part of a broader operating platform that can apply the same development and hospitality expertise across multiple assets and locations.
Alaya Living’s current portfolio includes hospitality projects in Portugal as well as other European destinations, with the platform explicitly seeking to work with owners and investors to bring overlooked buildings back into productive use.
Casa Linha therefore provides an early demonstration of the strategy in operation.
Capital Value and Operating Performance
The next stage of the investment story is the transition from development execution to operating performance.
As the second building comes online, the focus will increasingly move toward occupancy, average daily rates, length of stay, food and beverage performance and overall property-level profitability.
These operating metrics will provide a clearer indication of the underlying economic performance of the completed investment.
The combination of accommodation and food and beverage also creates the opportunity for Casa Linha to generate income from both visitors and the local market.
The investment case is consequently no longer based solely on the appreciation of the underlying Matosinhos real estate market.
It is increasingly based on the performance of the asset as an operating hospitality business.
