Saratoga Capital is pleased to announce that Phase 1 of the Casa Linha Hotel project in Matosinhos, Porto, is now sold out.
The milestone represents an important stage in Saratoga Capital’s redevelopment of historic buildings in the Quadra Marítima district and demonstrates the investment potential of carefully repositioning character properties within established urban neighbourhoods.
The project forms part of Saratoga Capital’s broader real estate strategy in Matosinhos: acquiring historic buildings with distinctive architectural character, re-conceptualising them for contemporary use, and creating assets that combine location, design and long-term investment potential.
An Investment in Urban Regeneration
Casa Linha is being developed through the transformation of late-19th-century buildings in and around Rua de Brito Capelo, in the historic centre of Matosinhos.
The original investment was announced by Saratoga Capital in 2022 as the Quadra Marítima development, comprising 15 serviced apartments and two commercial units.
The development approach is based on retaining the character of the existing buildings while introducing contemporary materials, finishes and functionality.
Rather than replacing the architectural identity of the properties, the objective is to preserve the qualities that distinguish them and adapt them to a modern hospitality and residential environment.
This creates a different proposition from a conventional new-build development.
The investment begins with the existing building and seeks to unlock value through redevelopment, design and repositioning.
A Changing Matosinhos
The location is an important part of the investment thesis.
Matosinhos has long been associated with fishing and the Atlantic, but the area has evolved into one of the Porto metropolitan region’s established coastal destinations, with restaurants, cafés, retail, nightlife and hospitality contributing to its increasingly diverse urban character.
The Quadra Marítima district is also undergoing significant urban revitalisation.
At the time of the investment, the municipality was undertaking improvements to public spaces, including new esplanades, wider sidewalks and improvements to façades and pavements.
These changes were helping to support new commercial activity and restaurants while improving the pedestrian environment of the historic district.
Casa Linha is positioned within that transformation.
Saratoga Capital is not simply redeveloping an individual property; it is investing in a neighbourhood whose physical and commercial environment is itself changing.
Location and Investment Fundamentals
Casa Linha is located on Rua de Brito Capelo, within walking distance of Matosinhos Beach.
The beach is an established surfing destination and provides the development with access to the coastal lifestyle that has become an important part of Matosinhos’ identity.
The project also benefits from the area’s connectivity to Porto.
Rua de Brito Capelo is approximately 10 minutes by Metro from Francisco Sá Carneiro Airport and approximately 31 minutes from Trindade station in central Porto.
This combination of coastal location, metropolitan connectivity and an established urban environment provides the foundation for the project’s hospitality and serviced-apartment proposition.
A Milestone for the Investment
Phase 1 comprises 15 serviced apartments and two commercial units across two buildings.
The sell-out represents a significant milestone in the development process.
At the time of the announcement, delivery of Phase 1 was scheduled for autumn 2025, with construction of Phase 2 expected to begin immediately thereafter.
The project therefore represents a multi-phased development rather than a single transaction.
For Saratoga Capital, the Phase 1 result provides evidence of market demand for the concept while establishing the foundation for the next stage of the project.

A central element of Casa Linha is the relationship between historic architecture and contemporary use.
The buildings have their own identity.

As chief architect Filipe Francisco described the philosophy at the time, Saratoga Capital’s approach was to acquire non-listed historic buildings with character that could be re-conceptualised to provide a distinctive experience to buyers and renters.

Preserve what gives the property character, while creating a use that gives it a new economic life.

Casa Linha reflects a broader Saratoga Capital approach to real estate investment.
The strategy is not limited to acquiring conventional income-producing assets.
